Net yield after service charge
Value after five years

What could go wrong

  1. New supply. Several nearby towers complete in 2027 and 2028, which could hold rents flat.
  2. Handover delay. A late completion pushes back your first rent. Check the developer's record.
  3. Running costs. Service charges are often reset after the first year.

Living there

One of Dubai's first large villa communities, and it feels settled. Wide streets lined with trees, gardens on most homes, and children who cycle to school.

It suits families who want space and a short school run more than a beach or nightlife. You'll drive almost everywhere.

What to weigh up

  1. Older villas often need AED 150,000 or more of updating.
  2. Rush hour on Al Qudra and Emirates Road adds real time.
  3. No beach: the sea is about 30 minutes away.

Before you choose

Visit on a weekday morning and again at the weekend, drive your commute at peak time, and ask the schools about waiting lists.

Most of the people I work with live in the UK, Europe or North America, and many are buying in Dubai for the first time.

The Catalogue answers what they ask most: what a property really costs, what could go wrong, and where a family will be happy. When you want to talk it through, I'm here.
